Assisting a Chinese company with establishing a new business presence in the United States and selecting the right industrial facility and office location was one of the most challenging yet rewarding commercial projects I have handled.

When the client first entered the U.S. market, they had limited knowledge of the local business environment, compliance requirements, and operational costs. They needed more than just a physical space — they needed a complete solution to successfully launch their operations.

At the beginning of the project, I traveled to China to meet with the client’s team in person. I took the time to understand their production processes, equipment specifications, factory operations, and long-term business plans. After returning, I carefully analyzed and defined the key site selection criteria — including square footage, ceiling height, power capacity, drainage requirements, ventilation and dust control systems, loading areas, and office workflow — ensuring every detail aligned with their actual operational needs.

Over the following months, I continuously researched and evaluated qualified industrial facilities and office spaces. I compared each option based on location, transportation access, property conditions, lease terms, renovation potential, and long-term operating costs. After extensive communication, coordination, and property tours, I successfully helped the client secure a location that was the right fit for both their manufacturing operations and office needs.

Beyond site selection, I also assisted the client in understanding local business setup requirements, permit processes, labor costs, and workplace management considerations. I served as a bridge between the company, landlords, property representatives, and other professionals involved in the process, helping ensure smoother communication and execution.

Today, the company has successfully established its U.S. location and is fully prepared for operations.

The client shared:

“You didn’t just save us time — you helped us avoid countless wrong turns while navigating a completely unfamiliar market.”

For me, helping a company build a foundation in the United States is far more meaningful than simply completing a transaction.

The right property is not just an address — it is the starting point that allows a business to grow with confidence and move toward its future.
